Governing document for all reservations and website use · Effective 2026
✓ BINDING ACCEPTANCE NOTICE
By completing a reservation — whether through lostforestcabins.com or a third-party platform such as Airbnb — you agree to these Terms & Conditions, our Rules & Regulations, and our Guest Agreement (Liability Waiver). All three documents govern your stay. The Guest Agreement must be signed digitally prior to check-in.
All three documents are available at:
1. Reservation & Payment
- Full payment is required at the time of booking unless otherwise agreed in writing.
- Your confirmed rate is locked at booking. Prices may vary for future reservations.
- A valid credit or debit card is required to secure all reservations.
- Friday and Saturday check-ins require a minimum 2-night stay. For single-night exceptions, contact us at hello@lostforestcabins.com or (936) 693-5788.
2. Cancellations & Refunds
- Full refund, minus processing fees, for cancellations made more than 30 days before check-in.
- No refunds for cancellations within 14 days of check-in, no-shows, or early departures.
- Reservations made through Airbnb or other third-party platforms follow that platform’s cancellation policy for monetary refunds; however, the Guest Agreement (Liability Waiver) requirement applies to all bookings regardless of platform.
- In the event of a force majeure (natural disaster, extreme weather, or other uncontrollable event), we will work with you toward a fair resolution.
NO REFUND FOR UNSIGNED WAIVER
Signing the Guest Agreement (Liability Waiver) is a mandatory condition of check-in. If a guest fails to sign prior to check-in for any reason — including refusal, non-response, or cancellation after the Waiver has been sent — the reservation will be cancelled and no refund will be issued, regardless of the original cancellation timeline.
3. Check-In & Check-Out
- Check-in: 3:00 PM. Check-out: 12:00 PM (noon).
- Early check-in and late check-out are subject to availability and may incur additional fees. Requests must be made in advance.
- Access instructions and the property address will be sent upon confirmation. Please review them carefully before arrival.
4. Guest Eligibility & Occupancy
- The primary guest making the reservation must be 21 years of age or older.
- Guests and invitees under 21 are welcome when accompanied and supervised by the primary guest, who assumes full responsibility for all minors and guests in their group by signing the Guest Agreement (Liability Waiver).
- Maximum occupancy as stated in each cabin listing must not be exceeded at any time.
- Unauthorized guests or events beyond the listed occupancy may result in immediate termination of the stay without refund.
THE SIGNER IS RESPONSIBLE FOR THE ENTIRE GROUP
The guest who signs this Agreement (the “Releasor”) assumes full legal responsibility for every person in their group — including family members, friends, children, and any other individual they bring onto the property, regardless of age. By signing, the Releasor confirms that all members of their group have been informed of these rules and conditions, and accepts liability on behalf of each of them.
5. Damages & Guest Liability
- Guests are responsible for any damage to the property, equipment, or furnishings that occurs during their stay.
- Management reserves the right to charge the card on file for documented damages. Guests agree to this charge at the time of booking.
- Lost or stolen personal belongings are the sole responsibility of the guest. Lost Forest Cabins is not liable for personal property.
6. Activities, Safety & Waiver Requirement
Lost Forest Cabins offers a variety of outdoor and recreational activities, including kayaking, paddleboarding, hiking, biking, fishing, equestrian trails, and the Forest Glider (coming soon) — a tree-to-tree gliding seat for guests to enjoy at their own pace. Each activity carries inherent risks that guests voluntarily assume by choosing to participate.
- All guests must comply with our Rules & Regulations at lostforestcabins.com/rules-and-regulations. Specific safety rules for each activity, including the Forest Glider, are detailed there.
- The Forest Glider is a self-operated recreational activity with a maximum weight limit of 180 lbs. Children under 7 must be assisted by the primary guest. Full rules at lostforestcabins.com/rules-and-regulations.
- Signing the Guest Agreement (Liability Waiver) at lostforestcabins.com/guest-agreement is a mandatory condition of check-in for all guests, regardless of which activities they intend to use. The Waiver covers all activities on the property.
- The Guest Agreement will be sent digitally 48–72 hours before arrival and must be signed before property access is granted.
- Failure to sign the Guest Agreement prior to check-in will result in cancellation of the reservation with no refund, regardless of the original cancellation timeline or booking platform.
- Management reserves the right to refuse participation in any activity or remove any guest who poses a safety risk.
7. Third-Party Platforms (Airbnb & Others)
Guests who book through Airbnb or other third-party platforms agree that their stay is additionally governed by these Terms & Conditions (lostforestcabins.com/terms-and-conditions), our Rules & Regulations (lostforestcabins.com/rules-and-regulations), and our Guest Agreement (lostforestcabins.com/guest-agreement). The Guest Agreement will be sent prior to check-in and must be signed as a condition of property access. The no-refund policy for unsigned waivers applies to all bookings regardless of platform.
8. Website Use
- This website is operated by Old Lost Forest LLC. Use of the site constitutes acceptance of these Terms.
- Users must be 21 years of age or older to make a reservation independently.
- Illegal use, copyright violations, or harmful conduct will result in termination of access.
- All intellectual property on this site belongs to Old Lost Forest LLC. Unauthorized use is prohibited.
- We are not responsible for the content or accuracy of third-party links.
9. Governing Law & Disputes
These Terms & Conditions are governed by the laws of the State of Texas. Any disputes arising from a reservation or stay shall be filed in the courts of Montgomery County, Texas.
10. Updates to These Terms
We reserve the right to update these Terms at any time. Changes will be published on our website. Continued use of our services constitutes acceptance of the updated Terms.
