1. Cabin Terms and Conditions
Booking and Payment
• Full payment is required at booking unless otherwise stated.
• Prices may change, but confirmed bookings will honor the secured rate.
• Valid credit or debit card required to confirm reservations.
Cancellations and Refunds
• Full refund minus processing fees if canceled more than 30 days before check-in.
• No refunds for cancellations within 14 days of check-in, no-shows, or early departures.
• Airbnb bookings follow Airbnb’s cancellation policies.
Check-In and Check-Out
• Check-in from 3:00 PM; check-out by 12:00 PM (noon).
• Early check-in or late check-out available upon approval and may incur fees.
House Rules and Guest Conduct
• Compliance with Rules and Regulations is mandatory.
• Violations may result in immediate termination without refund.
• Guests are liable for damages caused during their stay.
Occupancy Limit
• Maximum occupancy as stated in the listing must not be exceeded.
Liability Waiver
• Guests accept risks related to natural hazards, wildlife, terrain, weather, and outdoor activities.
• Lost Forest Cabins is not liable for injury, loss, or damage arising from use of facilities.
Right of Refusal and Removal
• Management may refuse service or remove guests violating policies or posing safety risks.
Force Majeure
• No liability for delays or cancellations due to uncontrollable events (e.g., natural disasters).
Governing Law
• This agreement is governed by Texas law. Disputes are filed in Montgomery County courts.

3. Rules and Regulations
Welcome to your peaceful retreat in Sam Houston National Forest. Please review and follow these essential rules to ensure safety and enjoyment.
Access & Parking
• Access via 2.4-mile Forest Service Road; only street-legal vehicles allowed.
• Off-road vehicles require proper permits, and their use is not allowed on Lost Forest Cabins property.
• Parking on Forest Service Road is prohibited.
Pet Policy
• Pets allowed only in designated cabins; max 2 pets per cabin.
• Pets must be leashed outside, and owners must clean up waste.
• Damage caused by pets may incur fees.
Pond Safety
• No swimming allowed; adult supervision required near water.
• Kayaks and paddleboards allowed at own risk with life jackets.
Fishing and Hunting
• Catch-and-release fishing only on pond; fishing allowed nearby.
• Hunting is strictly prohibited on property.
Firearms & Fireworks
• No firearms or open carry allowed on premises.
• Fireworks are banned.
Wildlife & Nature Etiquette
• Do not feed or disturb wildlife.
• Birdwatching encouraged.
Equestrian Guidelines
• Horses allowed on designated forest trails only.
• Coggins test required; parking in designated areas.

• Quiet hours from 10:00 PM to 7:00 AM to maintain forest peace.

• Lock cabins and vehicles when unattended.
• Lost Forest Cabins is not responsible for lost or stolen belongings.
Sustainability and Waste
• Use designated dumpsters for trash; compost bins available.
• Avoid disposable items; cabins are stocked with reusable supplies.
Check-In and Check-Out
• Check-in at 3:00 PM, check-out by 12:00 PM.
• Early or late options may be available with prior approval.
Energy and Water Conservation
• Please conserve electricity and water to protect the ecosystem.
Weather and Natural Hazards
• Avoid wooded areas and water during storms; follow emergency guidance.
Trails and Maps
• Access over 260 miles of forest trails; maps available at samhoustontrails.com/maps
• Trail permits may be required (recreation.gov).
Right of Admission
• Management reserves the right to deny entry or remove guests violating rules.
Privacy Policy
• Personal data collected only as needed for reservations; not sold or shared outside trusted services.
Emergency Information
• Dial 911 in emergencies; cabins include basic first aid kits.
